Dubai and Phuket: a second base six and a half hours away

For UAE residents: the direct flight, the passport rule, how freehold works in Phuket compared with Dubai, and what to ask before you move money.

You do not have to leave the UAE to want a second base. Many residents love the country, plan to stay and still like the idea of a green, quiet place where the family can spend a season. Phuket is a direct flight away. This article covers the questions UAE residents ask us, from the flight to the title deed.

The flight

Emirates flies Dubai to Phuket twice a day on its September 2026 schedule, with a block time of about six and a half hours. The early flight leaves Dubai at 02:30 and lands at 12:00 local time, and Phuket is three hours ahead of the UAE. Air Arabia adds 21 flights a week from Sharjah. Timetables change, so check the airline before you book.

Six and a half hours is a night flight and a free afternoon. That is why the viewing day works for people with a full calendar: you land, see the project, and you are home within the week.

Why a second base, and why not instead of the first

A June 2026 survey of 708 expatriates in the UAE found that 94% plan to stay. The poll was commissioned by a firm with a market interest, so read it as a mood and not as a measurement, but the mood is plausible. A second base here is not a departure. It is a second place.

There are three practical reasons it appeals. Residence in the UAE depends on a job or a property, and a second asset in a country you can enter without a visa spreads that dependence. Summer is long, with highs of 42–43 °C in July, up to 90% humidity, and 51.2 °C recorded on 5 August 2026. And families like a place that is green.

Seasons, honestly

Phuket is not a summer refuge. Its dry season runs from November to April, which is also when it is most expensive, and the rains come between May and October. The island stays warm and green in those months, and some owners enjoy it, but you should know which kind of person you are. A second base here is a winter and spring base.

The visa depends on the passport, not on UAE residence

From 15 September 2026 Thailand allows 30 days of visa-free entry, tourism only, to 60 countries. Passports reported on the list include those of the UAE, India, Türkiye, Saudi Arabia, Kuwait, Qatar, Oman, Bahrain and Jordan. Not every passport is there, so check yours with an airline or an embassy. One extension of 30 days may be requested at immigration.

For longer stays the Long-Term Resident visa requires US$1 million in assets, including US$500,000 in Thai assets, and runs ten years with a THB 50,000 fee. Thailand Privilege membership starts at about THB 900,000 (sources differ). Here is a difference to plan around: in the UAE a property purchase from AED 2 million can lead to a Golden Visa, while in Thailand buying property gives no residence at all.

Ownership compared

In Dubai, non-GCC foreigners buy freehold only in designated zones, or take leaseholds of up to 99 years that revert to the freeholder at the end of the term. In Phuket, a condominium unit can be owned freehold in your own name within the building's 49% foreign quota, registered at the Land Office. A villa is usually held on a registered 30-year lease, renewable by contract. Ask the building's juristic person for written confirmation that the quota has room.

Running costs are worth a line. Service charges in Dubai are quoted from AED 3 to more than AED 30 per square foot a year, and broker blogs differ widely, so check the official index. In four Phuket listings checked for this article, the common-area fee ran THB 40 to 75 per square metre a month, often prepaid for one to three years. Ask for the annual figure in writing, in both cities.

Moving money

Talk to your bank in the UAE and to the receiving Thai bank before you start. Funds go in foreign currency, and the Thai bank issues a Foreign Exchange Transaction (FET) form, which the Land Office asks for at registration. Payments are staged through construction. There are no shortcuts worth taking, and we do not offer any.

On tax, the UAE does not tax personal income locally, but your passport country may, so ask. In Thailand, spending more than 180 days a year makes you a Thai tax resident, and foreign income brought in is taxed from 2024.

Family, food and school

Phuket has mosques, halal restaurants and local Muslim communities, which matters for a family deciding where to spend a month. For schooling, British International School Phuket lists 2026–27 tuition from THB 489,000 to about THB 982,700 a year, plus a THB 200,000 placement fee. We found no UAE-specific data on how many residents live on the island, and we will not invent any.

How we work

Vika Thai Company Limited is an agency in Phuket, working since 2013. The developer pays our fee. Our managers speak English, Russian and Turkish, and the page for UAE residents is also available in Arabic and Russian. The first call, 20 minutes by video, is in English. Then comes a shortlist with prices and a viewing day, six and a half hours away. The UAE page shows hotel-brand residences and mid-range projects from $150,000.

Readers who come through Istanbul will find a related route in Istanbul to Phuket: a second home priced in hard currency. If you split your time with Singapore, read Phuket property from Singapore. The full cost breakdown is in what a Phuket condo really costs to buy, hold and sell.
